Roof Replacement in the Lower Mainland

Roof replacement in the Lower Mainland is a full tear-off, deck repair where needed, and a new roof assembly engineered for sustained coastal rain, wind-driven exposure, and Fraser Valley snow load. Triple Seven Construction replaces residential and commercial roofs across Surrey, Vancouver, Burnaby, and the Fraser Valley with manufacturer-approved materials and a written workmanship warranty.

A roof replacement starts with a complete tear-off down to the decking. We inspect every sheet of plywood or OSB for rot, softness, and previous patch jobs, and we replace what won't hold a fastener before anything new goes on. Skipping the tear-off — re-roofing over an old layer — hides damage and shortens the new roof's life, so we don't recommend it except in rare, code-permitted cases.

On a Lower Mainland roof the details matter more than the shingle. Ice-and-water membrane at eaves, valleys, and around penetrations; drip edge at every roof edge; proper step flashing at chimneys and walls; and balanced intake-to-exhaust ventilation are what keep a roof dry through an atmospheric river and prevent the premature granule loss we see under tree canopy. We install to the BC Building Code and to each manufacturer's published specifications so the material warranty is valid.

Every replacement ends with a site cleanup and a magnetic nail sweep, a final walk-through inspection, and a written workmanship warranty in addition to the manufacturer's material warranty. You get photo documentation of the deck condition and the finished installation for your records and your insurer.
